Now is the time to make the most of your Real Estate Transfer! | ||
At Northeast Water Wells Inc we are commited to helping you protect your most important asset ...your home. Its critical when purchasing a home to compile as much information as you can prior to making the decision to purchase your home. You hire a home inspector to access the home from top to bottom, however the water system is often times overlooked. In some cases the water quality is checked or the system is run for a brief period and the water system is passed as adequate. It is imperative to run a complete system flow analysis which in most cases takes a minimum of 2- 4 hours to attain. Running a system for an inadequate period is going to give you less than desireable result, which could mean for you the homeowner running out of water in mear minutes of opperating the system meaning time and money lost. Its also critical to have a complete pumping system analysis done if the pump and tank is showing signs of age or is malfunctioning this could be a costly repair or mean expensive power bills. At Northeast Water Wells not only do we understand the complexities of the issues that could present themselves at the time of a real estate transfer but we also understand that time is of an essence. Our qualified staff is available via cell and email up until 10:00 PM to answer any last minute questions that may present themselves.
Our qualified technitians will be preforming a full system inspection, preforming a tank inspection, a pressure check, examination of pressure switch and/or constant pressure drive unit, preformance check of the pump and they will also be checking the integrity of the well seal. If the residence has water filtration this will also be analyzed as well. Northeast water wells will provide a detailed write up of the results and/or recommendations for the well and pumping system via email or fax within 24 hours of completion of test. Detailed proposals can be made for any system maitenance or repairs that need to be preformed. When the technitian is preforming the system flow analysis several factors are taken into consideration the actual flow output and how the static(water) level in the well is reacting to the system being run. If the flow or the water level is dropping down to quickly then this could indicate a water flow issue. Our technitians are looking for the flow and the static level to stabalize thus giving an acurate indication as to what the well is outputing and also what it is capable of in terms of performance. Ideally for residential use a flow of 5 GPM or greater is standard however the wells storage, capacity and depth also can be taken into the consideration when determining if the system is adequate. What water quality tests are available for my real estate transfer ? Their are 2 levels of testing that we at Northeast Water Wells recommend for Real Estate Transfers Comprehensive and Extensive. Comprehensive tests for the following:total coliform, calcium, copper, iron, magnesium, manganese, potassium, sodium, alkalinity, ammonia, chloride, chlorine, color, conductivity, hardness, nitrates/ nitrites, ph, odor, sulfates, turbidity, sediment, lead, arsenic, fluoride+ Radon in water 3-5 days for resultsExtensive Tests for the following:total coliform, calcium, copper, iron, magnesium, manganese, potassium, sodium, alkalinity, ammonia, chloride, chlorine, color, conductivity, hardness, nitrates/ nitrites, ph, odor, sulfates, turbidity, sediment, lead, arsenic, fluoride in addition it also tests for the volatile organic scan : p-dichlorobenzene, 0 -dichlorobenzene, styrene, benzene, trichloroethylene, trans-1, 2 Dichloroethylene, tetrachloroethylene, Carbon tetracholoride, 1,1,1-Trichloroethane, cis -1, 2 Dichloroethylene, toluene, 1,1- Dichloroethylene, vinyl chloride, 1,2- Dichloropropane, xylenes, 1,2- dichloroethane, monochlorobenzene, ethylbenzene+ Radon in the water 5-7 days for results Rush testing is available call for acurate availablity and pricing. Understanding your water quality report Their were contaminants found on my water quality report what do they mean. The EPA has a informative web page http://www.epa.gov/safewater/hfacts.html which will help you understand how these contaminants or minerals could affect your families health and well being. Upon request filtration proposals can be made to remediate any/ all levels found. Understanding my water Quantity Report The well at the property im considering was deamed as inadequate or insufficient what are my options. In regards to insufficient well flow their are several options that can be taken into consideration such as: hydrofracture ( the process in which water is blown into the well in high volumes under considerable pressure in an effort to open new veins of water into the well www.wellguy.com/Hydrofrac1.html ), well deeping( this is a consideration where the original well depth is over 300 ft and the current location is acessible with drilling equipment), and then finally if deeping and hydrofracture are not an option a new well should be considered. What type of Maintenance is involved with an artesian water well system? Northeast Water Wells Inc and www.wellowner.org recommend preforming routine inspections to be preformed yearly for more information please refer to www.wellguy.com/WellMaintenance.html for more information. It is also important to keep up with routine water quality testing for more information regarding routine water quality testing please refer to www.wellguy.com/Analysis.html . What is the typical life expectancy of the pumping and tank systems? It is said that the typical life span of pumping systems and tanks are typically 7- 15 years, we have however pulled out 30 year old pumps. The actual life span of the pump will vary depending on water quality, well conditions, usage and reliability of main source of power. Frequent power surges and unreliable power can greatly decrease the systems longevity.
